Wow, if euros are close to dollars and we are talking $40,000, that’s a lot for a small apartment.

For example, before COVID, my folks bought our current decent-sized apartment for about 40K euros. Nowadays, the same amount of cash can hardly be enough to buy a one-room apartment in the same area we live in.
